With over 1961 active listings on the market, Realtors were anxious to see buyers&#8217;  reaction to the oncoming end of the Housing Stimulus package.</p>
<p>Average list price of those active  listings was $237,619, and an average days on market of 128.  This showed a higher average than in past months, but the days on market was consistant to that of the past year.</p>
<p>In the residential area, 143 units were sold, totaling $23,908,601.   Realtors and sellers alike were smiling with an average of 119 days on market-less than 4 months.  The average list price was recorded at $174,388,  while the average sold price was recorded at $167,193.   And, the question most asked by those buyers that do their homework, what is the percentage of list price to sales price?  Still holding strong at 95.87%!</p>
<p>According to the <a href="http://www.varealtor.com">Virginia Association of Realtors</a>, the statewide housing market saw a 5.2% increase in sales during the first quarter of 2010 over the first quarter of 2009. AND, the median sales price went from $139,800 to $149,326—a 7% increase!</p>

<p>My marketing plan does include open houses as a means to promote a seller&#8217;s home to the public as well as to other agents.  When listing the home, I am careful to explain the strategy of my marketing plan and, if it incorporates an open house, we will schedule it in the plan.  Not every home is a good candidate for an open house.  Location is one determining factor as its hard to push traffic to a home in a more rural location. <a href="http://www.karenwhall.com/wp-content/uploads/2010/05/Grove-Rd-016.jpg"><img class="alignright size-thumbnail wp-image-851" title="Grove Rd 016" src="http://www.karenwhall.com/wp-content/uploads/2010/05/Grove-Rd-016-150x150.jpg" alt="" width="150" height="150" /></a><a href="http://www.karenwhall.com/wp-content/uploads/2010/05/Myrtle-Lane-009.jpg"></a></p>
<p>There are two types of open houses- the public open house, which is the most common one that invites home buyers, and a Realtor open house, which is the opportunity for agents to view the home and obtain information for their clients. Many homes have been sold by a Realtor that viewed a home and knew immediately that it was the one their client had been waiting for. </p>
<p>And, of course, when having an Open House, make sure you do not leave valuables or important, private documents out in view of your visitors. Clean your home, including all cabinets, closets, making sure it smells and looks fresh!</p>
<p>Open houses can sell homes, but your Realtor should have a marketing plan that promotes a strategy for a targeted market and it may or may not include one.  Trust your agent as they are the one that knows the market, knows what is working at the current time,<a href="http://www.karenwhall.com/wp-content/uploads/2010/05/Twlight-sign1.jpg"><img class="alignright size-thumbnail wp-image-855" title="Twlight sign" src="http://www.karenwhall.com/wp-content/uploads/2010/05/Twlight-sign1-150x150.jpg" alt="" width="150" height="150" /></a> and knows how best to sell your property.</p>

<p>As the desire to move forward starts to take hold, the buyer decides to make an offer on their first choice of home.  With most all areas experiencing buyer&#8217;s market, the pressure is on the buyer to &#8220;make a good deal&#8221;, therefore, they feel compelled to start with a low offer.  As the market has started to stablized slightly, and as luck would have it, the chosen home draws multiple offers at the same time.  The buyer looses their first choice as the seller chooses a higher offer. </p>
<p>This pattern can repeat itself with a buyer loosing multiple homes that meet their needs and placing that buyer in a stressful situation.  Is it necessary?  Not if the buyer finds the perfect home and feels that it meets the needs of their family, then it may not be worth the risk of loosing the home for a &#8220;deal&#8221;. The value of  a warm, inviting place for a family to be comfortable can overtake the need to get a bargain.  House values are determined by what someone is willing to pay, and the value that you place on the home determines a good sales price. Don&#8217;t go 0 and 10 in your house hunting-get your first choice!</p>

			<content:encoded><![CDATA[<p>According to the Lynchburg Multiple Listing Service, home sales data for the month of February, 2010 remained steady with 217 new residential homes being placed on the market.  The average list price of homes was lower than January at $204,267, and would be good news for the first time homebuying market.</p>
<p>Residential home sales for the month was reported with 97 closed units, for a total volume of $15,932,492.  The average list price of those closed units was $172,221, down from January, and the sales price average was $164,252, also down from the January reporting period.</p>
<p>Days on market again held steady at 128 with the list to sale price ratio rising to 95.37%.</p>

<p>Residential home sales were up with 85 transactions closing with a volume of $15,227,405.  The average list price of those reported closed within the month was $191,276, and the average sales price was $179,146.  It was good to see the lower days on market at 129 and the average list to sales price ratio remained steady at 93.66%.</p>
