Seller Documentation

17When preparing to sell your property, you must have certain documents that will establish your legal ownership and show exactly what you are planning to convey to another owner.  When you purchased the property, the property was conveyed to you by a deed of conveyance which was recorded in the courthouse records office of your city or county of residence. This is referred to as being “put to record”, and establishes that you are the legal owner of record.  At the same time, if a survey was performed establishing the legal property lines, the plat would be recorded alongside the deed.  Both of these documents are needed for selling the property to a new owner.  The deed will be used to prepare a new one to the new owner to whom you will convey the property, and the plat will be equally important to the buyer so that know what they are buying.
